Camden Ridge Capital Assessment

I was sent this last week, thought I’d put it up and see if anyone else was familiar with it.

I’ll try giving a call out there tomorrow and see what I can find out.

    PURPOSE AND POWER
    The purposes for which this Association is formed are to act on behalf of the owners at Lorain Camden Ridge Subdivision as provided in the Declaration of Covenants, Conditions and Restrictions and Reservation of Easements to be adopted and recorded with the Recorder of Lorain County (the “Declaration”). To promote these purposes, the Association shall have the power to (1) adopt a Code of Regulations for the governance of the Association and for the conduct of its affairs; (2) manage the Common Elements; (3) adopt rules and regulations for the use and occupation of the Common Elements; (4) exercise any powers granted to it by the Declaration with respect to Lorain Camden Ridge Subdivision; and (5) exercise all other powers which may be exercised in this state by nonprofit corporations.
    The Association shall not do any act or enter into any agreement or enter into any transaction in a manner which would violate any provision of Chapter 1702 of the Ohio Revised Code or the provisions of these Articles, the Declaration or the Code of Regulations.
    ARTICLE IV
    MEMBERSHIP
    Every person or entity who is a record owner of a Lot in Lorain Camden Ridge Subdivision shall be a member of the Association, and is herein called “an owner”. The foregoing is not intended to include persons or entities who hold an interest merely as security for the performance of an obligation. Membership shall be appurtenant to and may not be

    separated from ownership of a Lot, and transfer of a Lot shall automatically transfer membership to the transferee. Voting rights of members shall be as set forth in the Declaration and Code of Regulations to be adopted.

    • All homeowner dues will be billed at $125.00. There is a federal statute that prohibits different rates for different members. Regardless, all homeowners have an equal interest in the community and an equal responsibility to maintain it. All trustees’ 2004 HOA dues are paid in full

  2. Were you sent this because you live in Camden Ridge, or did someone who lives in Camden Ridge send it to you? I’m confused.

  3. A friend lives there. He thought it was funny because it says that a few years ago a ballot was sent out and hardly anyone sent it back in. So, here it was again. In his eyes, the fact that no one returned it was a big hint-and-a-half that folks didn’t want it. He was telling me about it and I told him to send it to me, and I’d put it up and see what kind of reaction I’d get. But I don’t think too many Camden Ridge folks read me here.
